Home Prep Guide

Essential tips and visuals to help prepare your home for stunning photography and effective listings.

General Tips

  • Clean all surfaces. Wipe counters, appliances, mirrors and windows

  • Sweep and mop floors

  • Less is more. Clutter can make a home appear less attractive

  • Replace burnt-out light bulbs and wipe dust off of ceiling fan blades

Put yourself in the shoes of a buyer. How would you like to see your potential new home presented?

Exterior

  • Mow and edge the grass

  • Hide hoses, sprinklers or kids toys

  • Remove security service sign

  • Arrange outdoor furniture

  • Move trash cans out of sight

  • Move vehicles to the street, away from the front of the house

The first impression a buyer will have of your home is the exterior, so it is important to carefully prepare.

Kitchen

  • Clear off counter tops

  • Hide dishes and drying racks

  • remove refrigerator magnets and decorations

  • Wipe stainless steel appliances

  • Hide dog or cat food bowls

Decorative items on kitchen counters are welcome, such as designed crocks, serving trays, etc

Dining Room

  • Clear dining table of all non-decorative items

  • Add a decorative centerpiece such as a small plant or fruit bowl

  • Arrange all chairs evenly and push up against the table

There is no need to add table settings unless desired

Living Room

  • Hide Remote Controls

  • Turn off TV

  • Neatly fold blankets or remove them

  • Clear surfaces of non-decorative items such as cups, tissues, etc

  • Hide easily moveable family photos

There is no need to remove photos from walls, only table tops

Bedrooms

  • Clear bedside tables of personal items

  • Hide alarm clocks

  • Clear dresser tops of clutter and ensure all drawers are fully closed

  • Hide laundry baskets in closets

The bed is often the centerpiece of the bedroom, so ensure pillows and blankets are arranged tastefully

Bathrooms

  • Clean mirrors and shower glass

  • Hide all hygiene items

  • Fold towels on racks or remove

  • Lower toilet seat

Decorative soaps or towels are welcome, but a minimalist bathroom often appears the cleanest and most attractive.
